Your equity, working for you.
Refinancing or tapping your equity can lower a payment, shorten a term, or fund a real goal. This page covers when it makes sense, what it costs, and the products Kladi can currently offer through West Capital Lending.

Three good reasons to refinance.
Refinancing has a cost, so the question is always whether the benefit beats that cost within your timeline. These are the three reasons the math usually works out.
Lower the rate
If rates have moved in your favor, a new loan can cut your payment or keep it flat while you build equity faster. The break-even point tells you if it is worth it.
Shorten the term
Trade a longer term for a 15-year loan and you carry a higher payment but pay far less total interest and own the home in half the time.
Cash out equity
Replace your mortgage with a larger one and receive the difference in cash for renovations, consolidation, or a goal with a firm budget. Equity shrinks and the payment grows, so the purpose has to be worth it.
The break-even point is the key number. Divide the new closing costs by the monthly savings to find how many months it takes to come out ahead. If you plan to stay past that point, the refinance is doing its job.

Cash-out refinance
A brand-new, larger mortgage that pays off your current one and hands you the difference. One fixed payment, usually at a lower rate than a second lien, and you only deal with a single loan.
HELOC vs cash-out, comparedHELOC
A line of credit secured by your home, sitting behind your first mortgage. Draw what you need over time and pay interest only on what you use. Flexible, and often variable, so the payment can move.
Which fits your plan?Every refinance has a price tag.
The honest conversation includes what the refinance costs, not just what it saves. Kladi lays it out before you decide, so the decision is math, not momentum.
- Closing costs again A new loan means new origination, title, appraisal, and recording costs. They are part of every break-even calculation.
- Appraisal and underwriting Your home is re-valued and your file is re-underwritten. Condition and value matter more than they did at purchase.
- A new rate environment Your current rate was set when you closed. What matters is today’s rate compared with the one you have now, not the one you remember from the news.
- Credit and timing A refinance triggers a credit review and takes weeks from application to closing. Plan around it instead of racing it.
