The short answer
Refinancing makes sense when the new loan clearly improves your situation: a meaningfully lower rate you will keep long enough to break even, a shorter term you can afford, or cash-out equity for a purpose that helps your finances. Refinancing costs money, so the decision is math and timeline, not mood.
Rate-and-term: lower payment or shorter term
If rates have moved in your favor, a new loan can lower your payment or let you keep the payment and shorten the term. The key number is the break-even point: how many months it takes the monthly savings to cover the new closing costs. If you plan to stay past that point, the math works.
Cash-out: putting equity to work
A cash-out refinance replaces your mortgage with a larger one and pays you the difference. It can fund renovations, consolidate higher-interest debt, or cover a major expense. Remember that you are borrowing against your home, so the payment grows and the equity shrinks.
When it does not make sense
Moving soon, needing cash fast, or stretching your term just to shrink the payment can leave you worse off. If the new loan resets you to 30 years at a similar rate, the monthly savings can be a trade for years of extra interest.
You may move before you reach the break-even point
The savings do not cover the closing costs in your timeline
You are borrowing against equity you may need later
Run the real numbers
Your current rate, your closing costs, and your plans all feed the decision. Kladi will lay out the numbers for a refinance next to the numbers for staying put, and let the math do the talking.
